We use Airbnb as the primary reservation system. The rate is so special that any other site or owners cannot compete!

 ■How to Make a Reservation though Lei Hawaii Realty Inc. Not Airnb Site and Cancellation Policy■

 

Since Airbnb rate is so low and easy to use, we recommend you to reserve our unit from Airbnb site. You may check all the properites from Our Site and go to the Airbnb reservation site from there by clicking reservation button.

If you want us to reserve our vacation rental units, we need you to charge non refundable $50 for the reservation fee as well as $500 deposit and $300 cleaning fee, both refundable as long as you cancel the reservation before the check in.

 

Cancellation Policy: 50% refund up until 30 days prior to arrival. Credit Card fees 5% are deducted from the refund fees. There is no refund 30 days prior to arrival. Cleaning fees($300) and deposit($500) are always refunded unless you use the unit. We take only the credit card as the payment.

 

Airbnb, HomeAway, and VRBO have different cancellation policies. Please follow those if you make a reservation through those sites.

We provide very low rate, so we will not make any exception for these policies.

When you understand and accept all the rules, we will send you the reservation confirmation. Unless you receive the confirmation, the reservation is not yet confirmed. Again please do not reserve and use our units if you do not agree any of these.

 

 

 

 

 ■Terms and Conditions for Lei Hawaii Realty Inc. Vacation Rental Units in Aibnb,HomeAway,VRBO, and Lei Hawaii Realty sites■

 

 

Please read and understand all the rules below as well as each Airbnb, HomeAway, and VRBO rules before you make a reservation and obey all the terms and conditions. You may chose not to use our vacation rental units if you do not want to follow all these rules.

 

・All rate listed in the homepage might be changed without any notice.
・If the security or we find any of the violation listed this terms, we will confiscate all the deposit or at least $300.
・When you smoke in the unit, we will confiscate the security deposit.
・When guests damage the unit, we will charge the fee from security deposit or the guest’s credit card.
・Follow the house rule for each condo. Please take off shoes, no smoking, no pets, no parties please. If we find any, we fine $500 + confiscate the deposit ($500) + any more damage, need the additional fee other than the cleaning fee.

 

Lei Hawaii Realty Inc. are providing the units with the lower price comparing with others. So, we have certain rules for the unit which guests have to follow.

 

 

・Check in and out time is written in each property page as well as the amenities provided in the unit.
・Lei Hawaii Realty Inc. will send you email how to check in when you make reservation.
・Please understand this is not a hotel. So, the amenities we provide and service we provide are limited, but we try our best in the limited resources.
・If you do not check out on time or check in early, we will charge $200 a hour as the penalty.
・If you lose the key, we charge the fee to you. One key costs $200.
・The condominium sometimes do the construction in the common area like in the entrance, hallway, pool, BBQ area and so on with the notice or without any notice. The guests cannot claim any refund or replacement for the unit because of that. Also unexpected emergency repair and inspection might happen during the guests’ stay. The guests have to cooperate that without any claims.
・ Lei Hawaii Realty Inc. and the owner will not take any responsible for the any valuables in the units.
・ Security or Lei Hawaii Realty Inc. might come inside unit without any notice to take care of emergency matters.
・ For the parking, please ask the parking stuff. We are not responsible for the availability.
・ Lei Hawaii Realty and the owner are not responsible for any accidents and incidents happened in the unit or in the building. Please do not throw anything from the window. It is your responsibility if you cause any damages to others in and outside the building.
・HOUSEKEEPING: There is no daily housekeeping service as it is privately managed. Upon checkout please clean and dry your dishes and take your trash out to the trash room in the hallway.
・Insect and Pest: Hawaii is a tropical climate in which insects, rodents, and lizards are common. Even though all condos and homes receive regular pest treatment, you may still encounter these pests during your stay. Residue from these treatments may leave some dead insects in the properties. This is not a sign of infestation, but shows the treatment is working. Please notify us immediately if you see any live insects, so we may take appropriate action. An encounter with a pest inside or outside of your rental is neither reason for termination of your rental agreement nor grounds for refund of all or any part of your monies.
・LINENS & LAUNDRY: We strive to provide plush linens and towels that are clean and white with no stains. Please don’t use our towels to remove your make-up or bring them into the beach or pool. A replacement fee will be charged for stained towels (e.g. hair dyes, bleaches, make up, dirt, or greasy burnt saucepans).
・FUNCTIONS: Parties and Functions are strictly prohibited. The price charged is for domestic use only and not commercial. Accordingly this rate does not allow for the extra wear associated with functions in terms of cleaning, garbage removal, wear and tear, repairs etc.
・NOISE: Please keep noise to a minimum.
・SMOKING: No smoking. No drugs.
・PETS: No pets allowed in or on the property.
・BIKES: The building rules does not allow bikes to be taken up the elevators, however bike in travel case is allowed. There are city bike racks nearby.
・LOST KEY: $200 will be deducted from your security deposit for each lost key. Please call to arrange a time to give you a new key.
・TAXES: All bookings are subject to 9.25% Hawaii Hotel Tax and 4.712% Hawaii General Excise Tax. In Airbnb, those fee are included.
・Personal Injury and Lost or Stolen Property: You understand that we cannot accept responsibility or liability for any physical accident, injury or illness sustained during your rental period, regardless of how it may occur. You are liable for lost or stolen personal property of yours from the property during the rental period. We are not responsible or liable for any such loss. We provide information and advice to you in an advisory capacity only, with no guarantee or promise of security, even where you make use of any advice given. In the event that you have any property lost or stolen, please notify the police immediately by dialing 911, and then please call and advise us of the situation.
・Force Majeure: We regret that we cannot accept liability or pay any compensation where the performance or prompt performance of our contractual obligations is prevented or affected by “force majeure.” In these booking conditions, “force majeure” means any event which we or the supplier could not, even with due care, foresee or avoid. Such events may include, but are not limited to, war, threat of war, civil commotion or strife, hostilities, strikes or other industrial dispute, natural disaster, fire, flood, acts of God, terrorist activities, technical problems with transportation, closures of ports, ferries or airports, quarantine, epidemics, weather conditions, government action, or any other event beyond our control. You may wish to take a travel insurance policy which provides coverage against some of these events. See #7 above, Trip Cancellation Insurance.
Neighborly Conduct: Your vacation rental is a privately owned property which has neighbors. Please ensure that you act in a neighborly and courteous manner towards your neighbors, who will most likely not be on holiday. Please respect their space, and keep noise to a minimum before 8:00 am and after 10:00 pm. We ask that you treat the property, furniture, fittings, utensils and other facilities with all due care and respect. Please be aware that you are responsible for any damage caused during your stay in our vacation home.
・RESPONSIBILITY DISCLAIMER: Property owners and Lei Hawaii Realty Inc. are not responsible for any accidents, injuries or illness that occurs while on the premises or its facilities. The guest is responsible for safe-keeping of personal belongings or valuables. Damage, breakages, theft and loss are the tenants responsibility during their stay. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises.
・Insurance/personal Injury: Please have insurance on your own responsibility. We shall not be liable for any physical accident, injury or illness sustained during your rental period, regardless of how it may occur.
・Age: You, the Principal Guest, must be 21 or over in order to make a Reservation. The Principal Guest must be present during the entire stay and is completely, solely, and unequivocally responsible for his/her personal actions as well as the actions, both financially and physically, of other guest occupants during the dates of stay. The Principal Guest agrees not to sublet share or assign the property to any unauthorized persons.
・Number of Guests Permitted in Condo: Each condo has a maximum occupancy, often set by the owner’s association, and indicated on each unit’s description, which cannot be exceeded. If maximum occupancy is exceeded, fines up to $500 may be accessed which may be grounds for immediate termination of your rental contract and/or eviction.
・Lost or Stolen Property: We shall not be liable for any and all lost or stolen personal property in and around our rental property. Please contact local police. If you put your baggage after check out time, we will charge the guest the whole day rate. And we will discard them in 3 days.
・Unforeseen events: We shall not be liable for or pay for any compensation where the performance or prompt performance of our contractual obligations is prevented or affected by the supplier could not, even with due care, foresee or avoid.
・Guests must understand and obey all the rules defined in each hotel and condominium.
If We Cancel: We reserve the right to cancel any booking where we believe the information supplied to us concerning the identity of any or all persons listed on the booking form is incorrect or untrue. In this case we will refund all the money or introduce new similar kind of property.
